Major Appliance Tips For New Homeowners

 

REFRIGERATOR

There are several things that you can do to help your refrigerator last longer so that it keeps its cool. Even better, some of these tips will help you recognize an issue before your fridge breaks down.

  1. Pull the fridge out every couple of months and vacuum the coils with the upholstery brush. If you have pets or live in a very dusty environment, vacuum the back monthly. This is also a good time to clean the dust out of the vent grate located beneath the doors on the front of your refrigerator.

  2. It is common practice to use the top of the fridge for storage but that’s not such a good idea. The top of the fridge is often warm to the touch because this is where the heat of the running motor and fan is dissipated from. By covering the top, the heat cannot properly disperse and the motor overworks to keep the fridge cool. Your best option is to keep the top cleared off and dusted since a layer of dust can also prevent the heat from properly dissipating.

  3. Most people don't give their door seals and rubber gaskets a second thought. Unfortunately, this can lead to an overworked motor. Food and grime get stuck in these seals over time resulting in gaskets that don't seal properly. Take a few minutes to wipe out the gaskets at least once a month. A damp cloth works well, just make sure to follow it up with a dry cloth so no moisture remains in the folds. If a gasket becomes torn or warped, have it replaced as soon as possible.

  4. Fill the fridge properly. Don’t overfill and don’t leave it too empty. A fridge can't work efficiently if it is working too hard to maintain a consistent temperature. Allow enough room for the cool air to circulate and do not block the internal fans. 

OVEN AND STOVETOP

  1. Keeping your oven clean will make a difference. The easiest way to stay on top of it is to wipe up spills when they happen. As grease and spills build up, the oven has to work harder to do its job, especially heating elements. That also causes more energy consumption.

  2. Check the door seals. The door seals keep the heat inside the oven. This keeps your oven from working overtime and keeps your kitchen cooler. 

  3. Regularly clean or replace the filters in the hood or vent over your stovetop to prevent dirt from accumulating.

 

WASHERS AND DRYERS

  1. Washing machine hoses can dry and crack over time, leading to a burst. Check your water hoses regularly for leaks or bubbles. Most manufacturers recommend replacing rubber hoses every two years. Routinely check your dryer vent hose to be sure that it is not kinked or bent in a way that can restrict airflow. Not only can a bent hose limit the flow of air out of the dryer, it can increase the risk of lint building up in the hose. If your dryer vent hose is made of vinyl or plastic, replace with a rigid or flexible metal vent hose, as vinyl or plastic hoses can be a fire hazard.

  2. Disinfect. Your standard laundry detergent is not enough to keep your washer clean and germ-free. Routinely disinfect it by running a clothes-free wash cycle with hot water and a cup of bleach. Not only will this disinfect your washer, it will help to remove soap buildup and keep your clothes smelling fresh.

  3. Dryers need their lint trap cleaned after each load. When a lint trap is full, your dryer will require additional time to dry clothes and won’t be able to catch the lint from the new load. If left unattended too long, the lint buildup can be sucked into the ventilation system and may block air flow.

Even if you are doing everything in your power as a responsible homeowner to keep your major appliances in good working order, you still may have to call in reinforcements. Keep this advice in mind when considering repairs.

- Nothing lasts forever. You need to keep track of how much you spend on repairs. Once you pass a certain point, it makes sense to replace appliances in your house. Newer items can add to the value of the home and can save you money on your utility bills.

-Watch for scams. If you want to reach out to a manufacturer for service, don't fall for fake online ads or phony websites. Keep your owner's manual and refer to the service options and customer support channels listed there.
